Everything you need to sell more homes with New Home Buddy.

13 short lessons, from setting up your profile to turning every link you share into leads.

  • 30-minute sessions
  • Hands-on, in your own account

Lesson 1

What is New Home Buddy for builder reps?

New Home Buddy puts your homes and plans in front of the agents selling new construction, with data straight from your builder. Share links branded to you, become the go-to rep for the agents who connect with you, and know which agents open your links so you can start the conversation. Everyone who signs up on your links becomes your lead. It’s free for reps whose builder is on New Home Buddy.

Lesson 2

Create your builder rep account.

If your builder is on New Home Buddy, sign up for a free Builder Portal account. Questions or stuck? Contact us.

Lesson 3

Set your profile up for success.

Make sure your contact info is right for lead prospecting. In Settings › Profile info, set your:

  • Phone number and a professional profile picture
  • Builder and division
  • Communities you sell in. If your builder uses collections, a list of them appears to choose from too (for example, Ladera 60’s).
  • Your Personal Link

Your communities and collections decide which homes you can share and where you appear as a connected agent’s contact. Some builders limit reps to the homes in their own communities and collections. At those builders, a rep without communities set won’t appear as the contact for connected agents, so set yours first.

Lesson 4

The Homes page and how it works.

A tour of the Homes page and its most important features:

  • The search bar
  • Drawing a map boundary, and Clear Filters to start over
  • Saving a search, or handpicking homes with Pick Homes
  • Viewing home details

Lesson 5

What your home and plan details look like.

Show everything your homes and plans have to offer: photos, location, beds, baths and garage, floor plan and virtual tour link, community information, your contact information, and the commission and other incentives you offer. Agents see commission and bonus; buyers on your shared links never do.

Lesson 6

Agent Connections: hear first when agents’ buyers engage.

Become the go-to rep for the agents who connect with you.

  • You become their contact on the homes your builder’s cross-sell rules let you sell
  • You get email alerts when their clients favorite or ask about those homes
  • You see which agents open your Personal Link and Lead Gen Searches, with their contact info, in your Activity tab, so you can follow up at the right time
  • Share your Personal Link and ask agents to Connect. It opens inside their Agent Portal with a Connect button. Only agents can connect.

You see the agent’s contact info and which home their buyer engaged with. The buyer’s contact info stays with the agent.

Lesson 7

How the filters work, and what makes them unique.

Build the perfect curated list to send to agents and buyers, including filters only reps have, like agent commission and bonus, and the cross-sell switch between your homes and everything you can sell. Location filters mix any cities, ZIP codes and counties, like the MLS.

Lesson 8

Create clients: buyers and agents.

Keep your contacts in one place under Clients. Choose a Client Type for each: Buyer or Agent. Then build shareable searches for any use case.

The type matters: searches you make for an agent can show agent commission and bonus, and searches for a buyer never do. Every search follows your builder’s cross-sell rules automatically.

Lesson 9

Create a saved search for a client.

Name, edit and send a saved search, then get real-time updates on views and favorited homes, and see how sharing searches brings you more engagement. Edit a search any time and the link stays the same. Want a shortlist? Pick Homes lets you handpick homes, like a “just my homes” list for an agent.

Lesson 10

Handpick homes with Pick Homes.

Handpick exactly the homes you want to send, up to 100, as one list, like a “just my homes” list for an agent.

  • On Homes, click Pick Homes and tap homes to select them, or find one by address
  • Review your shortlist with View X Selected Homes
  • Save it as a Lead Gen Search or a Client Search, then copy and share the link

Everyone who opens it sees only your picks, branded to you, and you’re notified when someone favorites or asks about a home.

Lesson 11

Prospect for leads like a pro.

  • Create your Personal Link: an always-current list of everything you can sell
  • Post a Lead Gen Search on social media or in marketing emails to attract new buyers and agents
  • Share with confidence: the homes and plans are always up to date, and visitors who register become your leads

Lesson 12

See which agents open your links.

The Activity tab shows activity on your searches in one feed, grouped by day. When a signed-in agent opens your Personal Link or a Lead Gen Search, you see their name and contact info, whether or not they’ve connected with you, so you can start the conversation.

A Recent Activity email arrives every 30 minutes when there’s something new. Only agents can connect, so ask them to click Connect.

Lesson 13

Respond to agents’ Buyer Needs Requests.

Agents send their buyer’s criteria straight to your division. Requests go to the default contact your management team set, or directly to you if you’re connected with that agent, whatever your community settings.

  • Open the request from the email or in your Builder Portal, or forward it to a colleague
  • Build a filtered list or hand-pick homes to recommend
  • Add notes to help the agent understand their options
  • Update your response any time while the request is open
