What This Panel Shows

In the middle of your My Division tab sits the panel that answers the question every builder leader asks first: how am I doing compared to the market? The helper text says it plainly: “Your homes vs the market average in this price bracket.”

The panel calculates your division’s own per-home averages — restricted to your homes in the selected price bracket — and puts them side by side with the market’s per-home averages for the same bracket and time period. Apples to apples, within the market segment you actually compete in.

No mental math, no exporting numbers to a spreadsheet. Each metric gets your value, the percent difference vs the market, and a color-coded rating. Two seconds per tile.

The Four Metrics

The four tiles follow the same path a buyer takes — from first seeing a home in search results all the way to making contact.

STAGE 1 • DISCOVERY

Impressions

Your per-home average impressions vs the market’s. Are your homes being seen as often as your competitors’?

STAGE 2 • INTEREST

Clicks

Your per-home average clicks vs the market’s. When buyers see your homes, are they opening them?

STAGE 3 • CONVERSION

Clickthrough Rate (CTR)

Your CTR vs the market’s. The percentage of impressions that turn into clicks — a clean read on how appealing your homes look in search results.

STAGE 4 • ACTION

Contact Rate

Your contact rate vs the market’s. Contacts are any action that results in an email or phone contact being made, including home form submissions, home favorites, or clicking and viewing contact information.

Reading the Ratings

Every tile shows three things: your value (e.g., 2.80 impressions per home), the percent difference (e.g., “▲ 10.3% vs market avg”), and a classification pill that does the interpretation for you:

Green

You’re more than 5% above the market average. You’re winning buyer attention at this stage.

Average

You’re within ±5% of the market average. Holding pace with the competition.

Below Average

You’re more than 5% below the market average. This stage is costing you buyers.

Seeing “N/A”? If there isn’t enough market data in your selected price bracket to compare against, a tile shows N/A with a “No market data” pill instead of a rating. Try a broader time period or a different bracket.

Filters & Scope

The panel has its own Price Bracket selector right in its header — preset, market-specific ranges. It also respects the global Division and Time Period controls at the top of the Dashboard.

Price brackets vary by market to reflect each area's reality.

Your per-home averages are calculated only across your homes in the selected bracket and time period — and the market side is calculated the same way. That’s what makes the comparison honest. A builder of $300K homes is never being measured against luxury inventory.

Tips for Using This Panel

The panel has its own Price Bracket selector right in its header — preset, market-specific ranges. It also respects the global Division and Time Period controls at the top of the Dashboard.

Make it your Monday scorecard

Four tiles, four ratings, ten seconds. If everything’s green or blue, move on with your week. If something’s red, you know exactly where to dig.

WEEKLY

Check the bracket where most of your inventory lives

If your homes span two brackets, check both — your ratings can differ dramatically between them, and so can the right response.

MONTHLY

Recheck after every pricing or incentive change

Adjusted a price or added an incentive? Watch your CTR and Contact Rate ratings over the following weeks. Moving from Below Average to Average is direct evidence the change landed with buyers.

Pair a red rating with NHB Market Data before you act

Below average on Contact Rate? Open the Market Pending Home Snapshot to see the average incentive package on pending homes in your range. If the market is out-incentivizing you, that’s usually the fix.
