What This Chart Shows

On the NHB Predictive Trends tab of your Dashboard, the Your Most Likely To Sell Homes chart lists your division’s active inventory homes in the selected price bracket, ranked by NHB Momentum™. The helper text on the chart says it plainly: “Homes with the highest engagement — act on these first.”

The home pulling the most meaningful buyer activity sits at the top. Homes losing momentum drift down. A quick check-in with the reps working those top communities keeps everyone focused where a sale is closest.

And the chart works in both directions. A home at the top doesn’t need more help — buyers are already circling. If you were considering another price drop on it, you probably don’t need to. Save the cuts and incentives for homes that are actually stalling, and let the hot ones close at full price.

What You’ll See in the Dashboard

Each row is deliberately simple — three things, nothing else:

  • Home photo — instantly recognizable at a glance
  • Street address — which home it is
  • Trend arrow — where its momentum is headed, with the exact percentage on hover

Understanding NHB Momentum™

NHB Momentum™ is the AI-powered ranking signal that determines which homes show up at the top of this list. Here’s the short version of how it works.

✨ NHB Momentum™

A weighted scoring system that signals where a home is headed

Different actions carry different weights in our scoring system. A buyer submitting a tour request on a home carries more weight than a click on a search result, for example.

Momentum looks at how a home’s total weighted score changes over your selected time period compared to the previous period of equal length. So what you’re seeing isn’t just a snapshot of activity — it’s a signal of where a home is headed.

Green up

Momentum increased vs. previous period

Red Down

Momentum dropped vs. previous period

Sideways

Momentum stayed about the same

Hover over any arrow to see the exact percentage change. For example: “NHB Momentum™ is up 233% — Based on increased buyer activity compared to the previous period.” The arrow and its hover percentage are the complete signal — position tells you rank, the arrow tells you trajectory.

Active Inventory Only

This chart covers your active inventory homes — the homes buyers can act on right now. Plans aren’t included, and homes that have gone pending or sold drop off the list automatically.

That keeps the chart honest as a to-do list: everything on it is a home you can still influence. When a home disappears from the ranking, that usually means good news.

How to Filter by Division and Time Period

The chart recalculates automatically when you change any of these three controls:

  • Price Bracket selector — Preset, market-specific price ranges on the NHB Predictive Trends tab. Pick the bracket you’re focused on and the ranking rebuilds around just those homes.
  • Division selector — If you manage multiple divisions, switch between them in the top dropdown. Each division has its own ranked list.
  • Time period buttons — Choose from Last 7 Days, Last 30 Days (default), Last 60 Days, or Last 90 Days. Momentum rankings and trend arrows recalculate based on the period you pick.

Tips for Using This Chart

The list itself is just the start. Here’s how to turn it into action:

Check your top 5 every Monday

Which homes are climbing? Which just dropped off the list? Make it a weekly habit and you’ll always know where to focus your marketing dollars — and remember, a home leaving the list often means it went pending.

Check the chart before approving price drops

If a home is ranked high with a green arrow, buyers are already circling — you likely don’t need another cut. One prevented price drop can pay for Pro many times over.

Pair rising homes with your best reps

If a home is trending up, make sure your top reps from Builder Rep Performance know about it. They can proactively share it with their connected agents.

MONTHLY

Use falling momentum as a coaching signal

A home that was on top last month and dropped this month might need a price adjustment, a new incentive, or better photos. Don’t wait until it goes stale — act early.

QUARTERLY

Compare winners across divisions

If you oversee multiple divisions, switch between them to spot patterns. Are 2-story floor plans outperforming 1-stories? Are homes with a certain incentive climbing faster? Use those insights to shape next quarter’s strategy.

PRO TIP

Cross-reference with incentives

Homes with strong incentives (interest rate buydowns, closing cost promos, BTSA) often rise quickly. If a home is climbing, check whether its incentives are set to expire soon — you may need to extend them to keep the momentum going.
