What is New Home Buddy and how does it work?
New Home Buddy is a software platform that helps builder sales reps and real estate agents connect, share new construction homes, generate leads, and track client engagement—all in one place.
Who created New Home Buddy
New Home Buddy was founded by industry professionals with deep experience in new construction real estate, software, and product development.
The three owners of the company are: Christopher Marti, Christopher Waterbury, and Jonathan Richter. We’re an independent company based in Texas.
What problem does New Home Buddy solve for the industry?
Builders rely on flyers, outdated MLS entries, and manual outreach—and often lack visibility into agent behavior or buyer interest.
Agents struggle to find reliable inventory, updated plans, or a way to consistently reach new clients.
Buyers, meanwhile, are left to search outdated or generic platforms with no clear guidance.
New Home Buddy bridges this gap by offering a scalable, modern solution that connects builders, agents, and buyers through a shared experience.—while giving builders a better way to showcase their inventory and measure performance.
How is this different from the MLS or other listing tools?
New Home Buddy is built specifically for new construction. We display builder commission rates, agent bonuses, and incentive details—critical fields not shown on platforms like NewHomeSource, Jome, or Zillow.
We also prioritize agent-builder collaboration by keeping agents at the center of every client interaction. We support builder incentives, live inventory, agent branding, and direct lead generation and engagement.
Who can access New Home Buddy?
Only verified builders and licensed real estate agents with accounts can access and share listings. Homebuyers access curated lists via links shared by agents or builder reps.
You must be 18 years or older to use New Home Buddy.
Is this platform only for agents, or can buyers use it directly?
Unlike public-facing platforms like Zillow or NewHomeSource, buyers can only access New Home Buddy listings through personalized links shared by agents or builders.
This keeps the agent or rep at the center of the relationship.
Where is New Home Buddy currently available?
We launched in San Antonio in February 2025 and Austin in May 2025. We’re expanding into Dallas, and Houston throughout 2025.

How do you make money as a company?
We partner directly with builders who pay for access to the platform following a free trial period.
Agents always use New Home Buddy for free. There are no hidden fees, and our company receives no other forms of compensation.

No. New Home Buddy is 100% free for real estate agents.

Can I use New Home Buddy if I’m not part of a specific brokerage?
Yes. Any licensed agent can sign up and use the platform, regardless of brokerage affiliation. You just need to supply your license number when creating your account.
Will New Home Buddy replace my role in the transaction?
Not at all. Our platform is designed to make your job easier—not to compete with you. You stay at the center of the transaction.
Do buyers contact New Home Buddy directly?
No. Buyers only access the platform through links shared by agents or builders, keeping you front and center.
Can I control what homes my clients see?
Yes. You can create curated lists with filters like price, location, and builder—shared via a personal, branded link.

You do. If a buyer (client or new lead) submits a form from your link, their info is tied directly to you.
When they submit a form, the builder sales rep listed on the home receives an email letting them know that you have a buyer interested in their home. However, no buyer information is displayed – they only see your contact info.
Never. We don’t share or sell agent data. Leads generated from your links belong only to you.

Why should builders use New Home Buddy?
We help builders drive more traffic to their inventory, strengthen agent relationships, and streamline the way homes are shared with the market.
Is New Home Buddy a brokerage or affiliated with one?
No. We are a standalone technology company. Builders use our tools to promote inventory, and agents use them to help clients—without overlap.
Most builders use an XML data feed to automatically populate homes. We also support spreadsheet uploads and manual entry if needed.
How are leads handled?
If a buyer fills out a contact form via a builder rep’s shared search link, the rep receives the full lead information.
If a buyer expresses interest through an agent’s shared link, the assigned builder rep is notified via email that an agent has a client interested—but only the agent’s contact info is shown, not the buyer’s.
We also support Salesforce integration for Online Sales Counselor setups if you’d prefer centralized lead handling.
Can we control what agents see?
Yes. Only licensed agents with accounts can browse listings, and homes are always shown under the builder’s branding.
You can also control special fields like Agent Commission (%), and Agent Bonus ($). Those fields are only shown to the Agent, not the buyer.
What performance data do we get?
Division managers receive detailed insights each month—top-performing reps, homes, and which agents are driving traffic to your listings.

In addition, we’re working on a dashboards for builder managers so they can access this data more readily. Stay tuned!
Does New Home Buddy share or sell our data?
Never. We only use your data to support your listings on our platform.

Do we need to be in the MLS to participate?
No. Some of our builder partners do not even list in MLS. We work directly from your feed or uploads, and are therefore completely removed from the MLS process.
Can you support multiple markets or divisions?
Yes. We’re built to support regional teams with separate branding, routing, and stats for each division.
Not only that, but we’re the first platform to allow for custom business logic for builders who have specific Cross-Sell rules. This means for the first time, your sales reps can easily generate a personalized cross-sell list to share with agents, buyers, or on the web.
