What are Lead Gen Searches?
A Lead Gen Search is a shareable, public link to a custom set of homes on New Home Buddy. They’re filtered by whatever criteria you choose (price, builder, school district, etc.).
And here’s the big thing:
🧲 Lead Gen Searches are built for lead generation.
They’re not for your existing clients — they’re for attracting new ones.
When someone clicks your Lead Gen Search link, they can browse freely with your contact info on every home. If they favorite a home or submit an inquiry, they’ll be prompted to register — and that’s when the magic happens:

You Get the Lead Automatically
- They become a new Client in your portal
- You’ll get an email notification instantly
- If they submit a home inquiry, you’ll receive all their contact info + the home they’re interested in
No back-and-forth. No guessing. Just warm leads tied to what they’re actually looking for.
✅ What Lead Gen Searches Do
- Display only homes and plans that match your filters
- Include your contact info on every listing
- Update in real time — always current
- Work anywhere (text, email, social media, QR codes)
- Convert casual browsers into actual leads in your portal
❌ What They Don’t Do
- Don’t show commission % or bonuses (unless the viewer identifies as a real estate agent)
- Don’t require a login to browse — but users are prompted to register after browsing or favoriting a home
- Not for specific clients (use a Client Search instead — we’ll cover that in a future post!)
When Should You Use a Lead Gen Search? 5 Creative Approaches
If you’re trying to attract new clients, this is your go-to tool.
Here are five smart use cases and real link examples to get you started:
1. 🎯 Promote Incentives with a Purpose
Highlight builder bonuses, price drops, or seller-paid closing costs.
📍Where to use it:
- Facebook, Instagram, and TikTok posts
- Email newsletters
- Buyer text campaigns
💬 Example caption:
“These builder incentives just dropped — $10K closing cost help available. View all homes offering this deal now → $10K+ Builder Paid Closing Costs”
2. 🏘️ Launch a New Community
Build excitement by showing just one community’s inventory.
💬 Example caption:
“🎉 Grand Opening in Santa Rita Ranch! See every new home available → Santa Rita Ranch”
3. 🎓 Promote Specific Schools
Use school filters to target families looking for homes in:
- A specific district (e.g., Comal ISD, Georgetown ISD)
- A single school (e.g., Ralph Langley Elementary School, Georgetown High School)
💬 Example caption:
✏️ Love Kinder Ranch Elementary?
These beautiful new homes are all zoned to Kinder Ranch and offer flexible layouts for growing families — some even with studies and game rooms.

4. 👥 Reach Niche Buyers
Lead Gen Searches are a powerful way to connect with specific types of buyers by showcasing homes that match their unique needs or lifestyle.
Specifically, you can use targeted filters to create personalized home collections and share them with a clear call to action.
Here’s just a few filter ideas you can use to build niche campaigns:
- 🏠 First-time buyers → Homes under $350K, low tax rate, or builder-paid closing costs
- 🇺🇸 Military families → Filter by USDA + proximity to military bases
- 👵 Downsizing empty nesters → One-story homes, low HOA communities, flex room instead of media
- 🧳 Relocating buyers → Homes available by a specific move-in date (e.g. “Available by July”)
- 🛝 Families with kids → Filter by school district or specific schools
- 🌳 Lifestyle-focused buyers → Community amenities like pools, parks, walking trails, or gated access
- 🍽️ Energy-savvy or appliance-specific buyers → Gas vs. electric cooking, heating fuel preference
- 🧩 Buyers with specific room needs → Homes with a game room, study, media room, or outdoor living space
- 🚘 Car collectors or workshop fans → Homes with 3+ garage bays
- 📉 Budget-conscious shoppers → Homes with interest rates or tax rates under a certain percentage
💬 Example post:
“Looking for a move-in ready home in a neighborhood with a pool and trails?
These new builds have all that and more — plus they’re USDA eligible! Browse them here → USDA Qualified Inventory + Pool + Walking Trail”
5. 💰 Target Smart-Savers
Inflation? High taxes? Help buyers find better deals.
💬 Example post:
“These homes have tax rates under 2.2% — check them out before rates go up! → Tax Rate Less Than 2.2%”

What Happens After Someone Clicks?
When someone clicks your Lead Gen Search link, they can browse freely — no login required. Every home they see is branded with your name, photo, and contact info.

If they favorite a home or spend time browsing, they’ll be prompted to register with their name, email, and phone number. As soon as they do, they’re automatically added to your Client list and you’ll get an email letting you know.
If they fill out a home inquiry form, you’ll receive all their details along with the home they’re interested in. Whether they register or submit a question, the lead is yours, with no extra steps.
To view new leads, click on Clients in the left side menu, then toggle the New Leads list. They’ll also appear in the “All” list:
