Sometimes these posts get great responses — and sometimes they get buried in a feed that moves way too fast.

What Is a Buyer Needs Request?

A Buyer Needs Request is a simple way for agents to tell builders exactly what their buyer is looking for — all inside New Home Buddy.

Instead of posting in a Facebook group, you can now:

  • Write out your buyer’s needs directly in the Agent Portal
  • Choose the market(s)
  • Select the builders you want to send it to
  • Include a map outline if helpful
  • Send it directly to the builder’s division (or directly to the builder reps you’re connected with!)

Builders receive a clean email with your request and can respond right away.

No more lost posts or more missed opportunities. And no more digging through comments hoping the right rep sees it.

How Agents Create a Buyer Needs Request (3 Simple Steps)

Here’s how to send your first request:

1. Go to “Buyer Requests” in your Agent Portal

Login into your account on the Agent Portal. You’ll find this in the left-hand menu.

2. Add Your Buyer’s Details

On one clean screen, you’ll enter everything the builder needs to know:

Select your Market(s), the builders you want to notify, the message, and a map drawing (optional).

Select your Market(s)

Select one or more markets where your buyer is searching.

Once you pick your markets, New Home Buddy will automatically show the list of builders in those areas.

Choose which builders you want to send the request to

You can choose one builder or many.

You’ll also see:

  • How many Connections you have at each builder
  • Builders you might want to include for more options

The request will go to each builder you select.

You’ll see all the builders in the selected markets, and how many Connections you have at each builder. You can send your request to as many builders as you’d like!

Describe your buyer’s needs

This is the most important part!

Keep your message short and clear. Include things like price, beds/baths, desired areas, school districts, timing, and any must-haves.

Draw on the Map (Optional)

You can use the Draw tool to outline the area your buyer wants.

This is for visual reference only — builders won’t be restricted by the shape, but it helps them see your target area at a glance.

3. Click Send

Your request will go out to each selected builder’s default division contact.

However, if you’re connected with a builder rep, that rep (or reps) will receive it instead.

That’s it. Your request is live!

Inside your Agent Portal, you’ll see a Gmail-style inbox of all your Buyer Needs Requests. Click on the request to see the Builder Responses:

For each request, you can:

  • Close the request once you’ve found the right match

Note: When you close a request, no new responses can be submitted.

Include timing

Let builders know whether your buyer is ready now, “just starting,” or needs a home by a certain date.

Use the map tool

A simple circle or outline makes your search easier to understand instantly.

Send to multiple builders

Even if a builder replies with “nothing today,” they often include upcoming homes or plans that aren’t in MLS yet.

How to Connect with a Builder Rep

You can connect with any builder rep on New Home Buddy in two easy ways:

Option A: From your Agent Portal

  1. Click Builder Connections in the left-hand menu.
  2. Search by name and click Connect
  3. You’ll both receive an email notification once the connection is made!

Option B: From a Builder Rep’s Personal Link

If a rep you want to work with sends you their personal link, just click the Connect button at the top near their contact info:

If you’re not logged in, you’ll be prompted to create or sign in to your Agent account. Once signed in, they’ll be added as a connection in your portal:

What Happens When You Connect

Once you’re connected, that builder rep becomes your go-to contact for all of that builder’s homes on New Home Buddy.

That means:

  • Their name and info appears inside your Agent Portal (not your buyer’s view)
  • They receive lead notifications when your or your clients submit contact forms on any home in their divisions
  • You can collaborate directly—no OSC middleman unless you want one

You’ll see their name and contact card on every home from their builder on the divisions where they work—but only you see that. Your buyer still sees only your info when they browse your links.

Want to skip filters and just view all homes from a rep you’re connected with?

Just go to Builder Connections and click View Homes on their contact card. This pulls up an Agent Search built specifically for you—showing all their inventory and plans in real time.

It’s a fast way to check what they have available without creating a new saved search or applying filters:

Here’s how to do it step-by-step, with bonus tips to stay organized and follow up like a pro.

Client Searches are perfect when you already have a specific buyer in mind.

Benefits include:

  • Use advanced filters to match your client’s exact wishlist
  • Your client gets a private link, with you as the sole point of contact
  • Real-time email alerts show which homes they view, favorite, and engage with
  • Saves time compared to scrolling Zillow or MLS listings with outdated info

If you want to show clients you’re dialed in—this is the way to do it.

Step-by-Step: How to Create a Client & Search

1. Head to the Clients Tab

In your Agent Portal, click on the “Clients” tab in the left-hand menu.

2. Click “+ New Client”

This opens a form where you can enter:

  • First Name (required)
  • Last Name (required)
  • Email Address (optional, but highly recommended!)
  • Phone Number (optional)
  • Notes (optional but helpful for remembering preferences)

3. Click Save

Once you hit Save, your client will appear on your Clients list.

4. A Client Search is Automatically Created Just for Them

Once you create a client, New Home Buddy automatically creates a Client Search for them! You can click the search name and select “View/Edit” the search to edit their search criteria, location, or the search name.

Or, you can create an entirely new search for them. Click on their name, then click the “New Search” button.

This opens a Create Search page for your client, with filters available in the top bar. Use as many filters as you want: price, community, move-in date, features, school district, and more:

Once you’ve narrowed it down, click “Save Search.” The client’s name will be auto-filled, since you started from their profile.

Pro Tip – you can also create a Client Search from the Homes screen and create a new Client from there:

Once saved, copy the link and share it via:

1. From the Clients tab, create a Folder like:

How to Create, Edit & Share Your Lead Gen Searches

Creating and sharing a Lead Gen Search is easy! You just need to:

  1. Go to “Lead Gen” in the side menu
  2. Click “New Search”
  3. Apply filters: price, builder, community, features, etc.
  4. Name your search and save it
  5. Share the link anywhere — it’s live and always updates automatically

Note: You can also create a Saved Search from the Homes page and save it as a Lead Gen Search.

Want to change the filters or rename your Lead Gen Search? You can:

  • Edit the search any time (filters, name, folder)
  • Organize searches in folders
  • Use the Share button to:
    • Copy link
    • Edit
    • Share via text/email/social

The URL never changes — so if you update the search, your link still works.

To view new leads, click on Clients in the left side menu, then toggle the New Leads list. They’ll also appear in the “All” list:

But here’s the thing: Personal Links work a little differently for Agents vs. Builder Sales Reps.

So let’s break it all down–how it works, how to create your link, and how to turn it into your lead magnet.

A Personal Link is a custom URL that shows homes and plans on New Home Buddy. When someone clicks the link, the results they see are branded with only your name and contact info.

It’s a live, evergreen link that can be shared anywhere. For instance, many people set personal links on their email signatures and social bios.

Every time someone clicks it, they see homes currently available on the platform.

But here’s what makes it special…

  • The link shows every home and plan currently listed on New Home Buddy.
  • All homes are branded to you. Your name and contact info appear on each one.
  • There is no filtering or curation set in advance. Your Personal Link gives full access to the platform’s plans and inventory in the market(s) you’ve set!
  • Shows only your builder’s homes and plans, automatically filtered by:
    • Builder name
    • Assigned division
    • Cross-sell rules (if applicable)
    • Ability for Agents to Connect with you (if Agent is viewing the search)
  • All listings are branded to you personally, just like agent links.
  • This ensures you only display homes you’re authorized to sell. Therefore, Personal Links are a safe and effective tool for client and agent outreach.

The process is identical for both agents and builder reps:

1. Top Right of the Navigation Bar:

  • Click the Share icon in the upper right.
  • Select “Create or Copy Personal Link.”

2. Your Profile Page:

  • Click into your profile (top right icon in the navigation bar).
  • Customize the last part of your URL (e.g., jennifer-tester).
  • Click Save, then copy the link OR generate a QR code version!

We designed Personal Links to be short and sweet! There’s a subtle difference between agent portal links and builder portal links (a or b as the subdomain).

Don’t worry, we’ve done all that work for you. All you need to do is customize your URL to whatever you want it to be! By default, your Personal Link extension will be your full name.

Here’s an example of what the links look like:
