Agents can now send direct “Buyer Needs Requests” to selected builders — giving builder reps instant visibility into what active buyers are searching for.

This is one of our biggest communication upgrades yet.

How It Works

  • Agents fill out a short form describing their buyer’s needs
  • They choose which builders or builder reps they want to notify
  • Connected builder reps receive the request instantly — just like a lead
  • Reps can respond quickly with matching inventory, future releases, or recommended plans

The best part: connections matter.

Connected reps receive these alerts first, giving them a real advantage in serving agents quickly.

We simplified three key filters after noticing that most people only needed them in one direction — not both.

Agent Portal: A Better, More Powerful Builder Filter

The Builder filter inside the Agent Portal just got a major upgrade — making it easier to explore inventory and tailor searches for your buyers.

What’s New

Agents used to only be able to filter by typing in one builder name at a time.

Now the Builder filter:

  • Shows all builders in the market(s) you’ve selected in your profile
  • Lets you select multiple builders at once
  • Lets you exclude specific builders with a click
  • Displays the number of builder reps you’re connected with at each builder

This makes it incredibly useful for crafting niche searches, comparing builders, and creating targeted Lead Gen content.

Major SEO Improvements Are Now Live for All Shared Links

We’ve rolled out a huge upgrade to how New Home Buddy links appear across social platforms, search engines, and messaging apps,

New Home Buddy now uses fully implemented Server-Side Rendering, a major technical milestone for our web app.

In simple terms:

SSR lets us generate all SEO information before the page loads, so platforms like Instagram, Facebook, LinkedIn, iMessage, and Google instantly see the correct:

  • Title
  • Description
  • Preview Image

No missing previews. No generic text. No outdated link info.

This is something most dynamic web apps struggle with — but New Home Buddy now has it built in across the entire platform.

Every link you share now has accurate, customized preview data:

Cleaner URLs for Homes (No More “#”)

Individual home links now use a clean URL format — we removed the “#” symbol that caused Instagram and some other platforms to treat parts of the link like a hashtag.

This ensures your shared home links consistently show the correct preview image.

And Yes… Profile Photos on Link Previews Are Coming 😉

Now that SSR is fully live, we have the ability to load agent and builder rep profile photos directly onto the preview card for Personal Links.

There’s already a dedicated space in the design — meaning your branded link previews will soon feel even more personal and professional across social media.

This appears as a small icon badge next to their name:

Connections are still fully agent-initiated–builder reps cannot add agents themselves. This ensures agents always stay in control.

Clearer Incentives and BTSA Information

We improved the incentives section on Home Details pages so agents can clearly understand all the financial benefits tied to a home.

This includes:

  • BTSA incentives
  • Commission percentage
  • Builder-paid closing costs
  • Promotional interest rates
  • Additional incentive promotions

Each incentive category includes a purple tooltip icon with a simple explanation of what that field means:

Adding a new client search just got a whole lot easier.

Now, when you create a new client in your Agent or Builder Portal, New Home Buddy automatically creates a Client Search for them–no extra steps required.

How it works:

  1. Go to the Clients tab.
  2. Click “New Client”
  3. Once you hit Save, a Client Search will instantly appear on that client’s details page.

You can then click into the search to review or edit filters based on what they’re looking for, all without having to create one manually.

Why this matters:

  • Every new client now has an active, branded search ready to go.
  • You’ll immediately start receiving engagement alerts as soon as they browse, view, or favorite homes.
  • It’s a simple but powerful automation that keeps your workflow moving–and your pipeline growing.

Wondering how often our listings update? You’ll now see that info front and center.

Every home and plan on New Home Buddy now shows:

  • Last Checked – the last time our system synced the builder’s data feed or ran an import.
  • Last Updated – the last time something actually changed (like price, photos, or status).

This transparency helps you know how current every listing is — and gives you confidence when sharing homes with buyers.

Here’s how it breaks down:

Builders on Data Feeds

  • Last Checked: When the feed last synced (usually within the past 24 hours).
  • Last Updated: When any listing details were modified — price, photos, specs, or status.
    • Some homes may not show recent updates, and that’s okay — it simply means nothing has changed.

Builders on Manual Imports

  • Last Checked (Plans & Inventory): When our team last ran a manual import.
  • Last Updated (Plans): When pricing, photos, or other plan details were updated manually.
  • Last Updated (Inventory): When the most recent import included updates to that home.

This feature gives agents and builder reps a clearer view of how “live” each listing is – no guessing, no hidden delays.

Half-Acre and One-Acre Lot Filters Are LIVE!

This one’s a game-changer.

If your buyers want space to stretch out — or if your community offers it — this update is for you.

You can now filter by Half-Acre Lots and One-Acre Lots directly in the portal.

How to Find It:

  • Click More > Community Amenities
  • Check either “Half-Acre Lots” or “One-Acre Lots”

You’ll instantly see large-lot homes and communities across each Texas market — updated daily.

These filters are a hit with families, pet owners, and anyone seeking privacy without giving up convenience.

Filters: Reset with a Single Click

We’ve all been there—you set a bunch of filters, then realize you need to start fresh.

Now, with our Clear Filters button, you can instantly clear everything in one click or tap.

  • Removes all filters you’ve applied
  • Clears any drawings you’ve applied on the map
  • Pops up automatically after you add filters

👉 This means no more endless “unchecking” just to start over. You’re back to a clean slate in seconds.

Draw Features: Cleaner, Smarter, Easier

Our Draw tool just got a major makeover. These changes make custom boundaries easier to create and share:

  1. The Draw button now stands out from map points for better visibility
  2. The Apply button is disabled until you draw a shape (no more accidental clicks)
  3. The Search This Area button got a facelift: new color, animation, and magnifying glass icon so you can’t miss it
  4. The Save Search button will be orange, not blue if you drew shapes but didn’t hit “Apply”

Make sure to click “Apply” after you draw on the map! If you don’t, the Save Search button changes color and you’ll see a reminder message to click Apply.

👉 These updates reduce mistakes and make it crystal clear when your drawn boundaries are active.

No More Embarrassing Lines

This one’s a game-changer.

We got some feedback that some people were a bit embarrassed about your map drawing skills and sharing those with clients. So now, when you share Client Searches or Lead Gen Searches, buyers will no longer see the drawing lines you used!

That means:

  • No more awkward scribbles across the map
  • No confusion for buyers
  • Just clean, professional search results branded to you

Your buyers only see the homes you selected—not the messy process it took to get there.

Smarter Lead Gen Searches

We’ve improved how Lead Gen Searches (links you share for lead capture) work when drawings are involved.

Here’s the difference:

  • If you create a Lead Gen Search with a custom boundary and filters, and someone becomes a new lead…
  • Their auto-generated Client Search now carries over that same boundary and filters.

✅ Example:

You draw a shape around Kinder Ranch, set the price filter to $500K+, and share it as a Lead Gen Search.

If Serena Williams signs up from that search, her Client Search automatically has the same boundary and criteria.

No more starting from scratch. She sees exactly what she signed up for—and you look like a pro.

New Home Buddy Auto-Generated Client searches for new leads will have same filters and map drawing applied as your lead gen search.
When a New Lead is created from your Lead Gen search, the search that’s created for them will have the same filters and location set!

New Favorite Email Alerts

Communication just leveled up.

Now, both agents and builder reps get an email notification when a buyer favorites a home.

  • Agents or Builder Reps→ You’ll know within 30 minutes when your client is showing interest
  • Builder Reps → If you’re connected to an agent, you’ll also get notified when their buyer favorites one of your homes

⚠️ Agents, don’t worry: we never share your buyer’s contact info with builder reps. They’ll only see the agent’s info and the specific home or plan.

👉 This feature helps everyone follow up faster than ever—without breaking trust.

Builder + Agent Connection Updates

We’ve added more visibility to Connections:

  • Builder Connections: Agents can now see their Division listed in Connections search
  • Agent Connections: Once an agent connects with a builder rep, they can now see the Market(s) agents set on their profile

This makes it easier to manage your relationships and know exactly where each contact fits.

Cross-Sell Filter: Simpler & More Accurate

Builder reps—you asked, we listened.

The Cross-Sell Filter now defaults to “Show My Homes Only.”

That means:

  • By default, you’ll see exactly what you expect—only the homes you’re authorized to sell
  • It matches what buyers and agents see when you share your Personal Link
  • You can still toggle to “Show All Homes” if you want to view the full division inventory

👉 No more confusion. No more mismatched results.

Every listing now has a See All Images button that includes the number of photos in the gallery.

Agents, we’ve just rolled out one of the most important updates yet—you can now set your Market (or Markets) inside your Agent Portal.

Why This Matters

Until now, the New Home Buddy map had a default center point between San Antonio and Austin so you could see all available homes. That meant when you shared your Personal Link, buyers would see everything on the platform.

Now, you’re in control.

When you set your market(s):

  • Your map defaults to the areas you select—no more zooming or scrolling to get where you want to work.
  • Buyers clicking your Personal Link will only see homes in your selected markets by default.
  • Change your market at any time, and your Personal Link updates instantly—no extra steps.
    • Note: you can still explore other locations by using the search bar or clicking “Search This Area” to see homes outside of the default market area.

How It Works

  1. Log into your Agent Portal.
  2. Go to your Profile.
  3. Select one or multiple markets:

If you select San Antonio, your map will be centered there with a generous radius to capture nearby communities.
Want to show homes in Austin too? Add it as a second market, and New Home Buddy will automatically calculate the best map view.

Buyers can still explore beyond your chosen markets—scroll the map and click “Search This Area”—but they’ll start exactly where you want them to.

Multiple Markets? No Problem.

Whether you work one city or cover all three, you can mix and match markets however you like.

  • One market = hyper-local focus.
  • Multiple markets = wider reach while still keeping the starting view relevant.

New Icons and What They Mean

  • Filter Icon – Hover to view the filters applied to that search. Handy if you forgot what’s in it!
  • Magnifying Glass Icon – Total views (aka how many times it’s been clicked).
  • Finger Tap Icon – Number of home clicks (how many homes were viewed from that search).
  • Heart Icon – Number of homes favorited (which prompts registration and adds them as a New Lead).
  • +Person Icon – Total number of new leads captured from this search.

Migrating your account ensures:

  • You keep all your saved clients and leads
  • You don’t lose Builder Connections or Agent activity
  • You can retain your custom Personal Link extension (like /chris-marti or /austin-new-home-sales)

🛑 Without migration, your old link may still be locked to your previous email, which means you’ll lose out on branding and lead continuity.

🤝 NEW: Builder Connections Are Live!

Agents and builder sales reps can now officially connect inside the platform! With over 1,261 connections made in just the first 6 days, this feature is already changing the game.

What does it do?

  • Agents can choose a Builder Rep they trust — right from the portal or a Rep’s personal link.
  • Once connected, that Rep replaces the default contact on listings from that builder.
  • Reps receive real-time lead alerts when a connected agent’s client shows interest in one of their homes.
  • Bonus: A “Quick Notify” button makes it easy to alert your Builder Rep about an interested buyer — without needing to fill out a form.

Agents stay in control, and reps get better visibility and faster follow-up. It’s a win-win built to drive sales faster.

🔍 Improved Create Search Flow: 3 Simple Steps

We’ve streamlined the process of creating a Saved Search. It’s now easier and faster than ever:

Step 1: Choose Your Search Type

  • Find New Clients (Lead Gen Search) – Public link, great for social media.
  • Create for a Specific Client (Client Search) – Private, tailored to one buyer.

  • Enter a custom name — or let our new Auto-Naming tool name it for you based on your filters.

Step 3: Copy and Share

  • Click “Copy Search Link” and you’re done!
  • Once saved, the preview loads automatically, just like before.

This new flow saves time and reduces confusion, whether you’re prospecting or prepping for a buyer consult.

📊 New: Activity Feed on Client Details Pages

No more guessing what your client looked at or when. Here’s what you’ll see when you visit a Client’s page:

You can now:

  • See a timestamped list of every home your client viewed or favorited.
  • Click any home to jump right into the listing.
  • Use this insight to follow up with precision — even if you missed the email alerts.

This feature is especially helpful for keeping track of client activity across busy weeks. Consider it your new daily check-in tool to stay organized and responsive.

Note: Be sure to click refresh on a Client details page to see the latest changes. We’re working on making this update in realtime!

We’ve updated the Copy Link icons to make one of our most powerful features more obvious.

First, on the Home Details page, the copy icon now reads: “COPY HOME LINK”:

Why the update? Because Copy Link is the easiest way to generate leads, especially on social media.

We’ve made a few small—but mighty—updates to help you stay more organized and avoid confusion when managing leads and clients inside New Home Buddy.

This update includes two key improvements:

  • You can now add private notes to your clients directly inside your portal.
  • We’ve made some simple language changes to make it easier to understand who’s who, and what’s what—especially when it comes to generating leads vs. working with active buyers.

New Feature: Add Notes to Any Client

Whether it’s a quick reminder, call recap, or next steps—you can now add a note to any client directly from their profile.

You can see this on any Client Details page (click the Notes button or pencil icon to Edit the Client):

Notes are saved privately to your portal and editable any time.

Language Updates: More Clarity, Less Confusion

We heard your feedback—some of our terms weren’t as clear as they could be. So we’ve cleaned things up to make New Home Buddy easier to navigate and explain to others.

We renamed this to better reflect what these links are for: generating leads.

Why the change?

“Open Search” sounded like a technical term and often needed extra explanation. With our recent upgrades that turn clicks into leads, the new term says it all:

Lead Gen Searches = links that bring in new buyers.

No functionality has changed—just clearer naming.

2. Builders: “Clients” are now “Buyers” (in the Clients tab)

Inside the Builder Portal, you now create Buyers and Agents—instead of Clients and Agents.

Why the change?

The old setup led to awkward terms like “Client Clients.” This update makes the distinction more intuitive.

You’ll still select a type (Agent or Buyer) when creating a contact. Nothing about the flow has changed—just the words on screen:

You’ll also see the term “Buyer” on your Clients list:

90-Second Lead Registration Popup (Personal Links + Lead Gen Searches)

We all know that more clicks = more leads.

But now, more time browsing = even more leads.

That’s why we’ve introduced a new timed popup that appears after someone spends 90 seconds browsing one of your Personal Links, Lead Gen Searches, or individual home links.

Here’s how it works:

  • After 90 seconds of engagement, casual browsers will be prompted to register as a client.
  • When they submit their info, they’re instantly created as a new Client inside your portal.
  • From there, you’ll get real-time email alerts so you can follow up quickly.

We’ve also made it even easier for casual browsers to signal interest.

Now when someone clicks the heart icon (❤️) to favorite a home on your Personal Link, Lead Gen Search, or an individual listing:

  • They’ll be prompted to register to save their favorites.
  • Once they submit, they’re instantly created as a Client in your portal.
  • Any homes they favorited before registering are automatically added to their profile.

This new flow lets interested buyers “raise their hand” in a natural, low-pressure way—and gives you real insights into what homes they love most.

Builder Feature: Client Searches Now Honor Cross-Sell Rules Automatically

Builder Sales Reps, this one’s just for you. 🙌

Starting now, when you create a Client Search for a prospect:

  • Cross-sell filters will automatically apply based on your builder’s selling rules.
  • Clients will only see homes you’re authorized to sell.
  • No risk of promoting homes outside your assigned communities.

Previously, a Client Search could show other inventory in your division outside of what you could sell. Not anymore. This change ensures your buyers stay focused—and your commissions stay protected.

We’ve completely rebuilt our email notification system from the ground up—with over 20 unique automation sequences—to make sure the right people get the right information at the right time.

Here’s what that looks like:
